FINE FOR BELVEDERE HMO LANDLORD

A Bexley landlord has been ordered to pay a total of £1,511.84 in fines and costs for failing to comply with an Improvement Notice.

Suresh Dhah was ordered to pay a £660 fine, £785.84 in costs and a victim surcharge of £66 at the hearing at Bexley Magistrates’ Court earlier this week (31 July).

Mr Dhah of Erith Road, Belvedere, is the owner of premises at 6 Claytonville Terrace, Belvedere, Kent DA17 6AQ.

Following a visit from Bexley’s Environmental Health Team, Mr Dhah was advised to carry out numerous different works throughout the property that included providing smoke alarms, checking the electrics and dealing with a leak affecting the kitchen, however, no works were carried out. An Improvement Notice was subsequently served under the Housing Act 2004 which was also not complied with.

Bexley’s Cabinet Member for Community Safety, Environment and Leisure, Cllr Peter Craske said; “I’m pleased that the Magistrates recognised the seriousness of this offence in handing down this fine. Landlords have a duty to the people they rent their properties to and the works required by the notice related specifically to safety.”

The London Borough of Bexley has recently completed a consultation on introducing selective and additional licensing schemes to help address issues around HMOs in the Borough. The licensing scheme will help to raise the standard of rented properties, offer accreditation for landlords and reduce anti-social behaviour. The ‘additional licensing scheme’ would cover smaller Houses of Multiple Occupation (HMOs), while the ‘selective licensing scheme’ would cover all privately rented accommodation in the DA8 and SE28 post codes.
